Paving Project Q & A Sept. 28

What is the paving timeline and how will it impact me?

The PRE Paving Project will take place from October 2-20.  Our contractor is QA Constructors, and they will be working Monday through Friday from 8:00 am –5:00 pm. Please use caution on our roads – especially around corners – with the trucks coming up and down!

  • The first phase starting October 2 is to install a culvert at 20 DVD and widening the curves at 23 and 30 DVD.

    •  Impact: October 2 & 4: DVD will be closed to traffic on October 2 From  8:00 am -5:00 pm. On October 4 DVD will be closed for 1-2 hours (between 10am- 4pm exact time tbc). On these days residents should enter and exit PRE via the Sunnyside-Limantour Road (Fire Road). The gates on this road will be unlocked. This is a circa 20 minute detour.

    • Oct 3rd DVD will be open

  •  The second phase is the paving of DVD starting from the top at 379 DVD. This work will start on  October 10 and run through October 16. Q&A will be paving an average of 2,000 linear feet per day as they go down our hill.

    • Impact: On October 10 DVD above Behr Lane will be closed.

    • Impact: On October 13 and 16 (last day of paving) the road will be closed again

    • On all other days except for temporary blockages of driveways and when the paving is opposite no exit side roads, PRE will be accessible using portions of DVD and the side roads.

When will DVD be blocked and what are the exits during paving?

DVD exit / entrance will be blocked a few times:

  • October 2 from 8:00 am – 5:00 pm;

  • October 4 for 1-2 hours (between 10 am to 4pm exact time tbc)

  • October 10 from 8:00 am – 5:00 pm ONLY above Behr Lane

  • October 13 from 8:00 am – 5:00 pm

  • October 16 from 8:00 am – 5:00 pm on the last day of DVD paving

When DVD is blocked, our exit/entrance is the Sunnyside-Limantour Road (Fire Road). The gates on this road will be unlocked. This is about a  20 minute detour.

IMPORTANT: Do not use Laurel Exit as a short cut. This is private property where we have permission to use reserved strictly for the Fire Department or a life threating emergency.

What about the other times?

  •   For all other parts of the paving project, DVD and, if needed its side roads is the way in or out.

What happens when my road is blocked?

  • Except when DVD is being paved at the top of the hill above Behr Lane or the paving machine briefly blocks your driveway on one of the not-through roads such as Pinecrest and Carlton Place where your house is located, there will always be an alternative route for you to come and go from PRE.

  • For residents at the top of the hill above Behr Lane (DVD - 365, 369, 371, 375, 379,) the date for this phase will be October 10.  You can expect the road to be blocked from 8:00 am – 5:00 pm. Check the web site for updates: http://invernessridge.info/

  • If your access from on one of the not-through roads is temporarily blocked, the wait time is about 30-45 minutes.  Check the web site for updates: http://invernessridge.info/

Will Recology still be able to get through?

  • Yes, the contractors will be able to let the Recology trucks through.

Paving Update September 26

We are pleased to announce that we now know the dates for our paving project! The work on DVD and two side roads will start on Monday October 2 and will extend to Friday October 20. The contractor, QA Constructors, will be working Monday through Friday from 8:00 am – 5:00 pm. Please use caution on our roads – especially around corners – with the trucks coming up and down! We will hold a zoom meeting to talk over the paving project and its timeline on Saturday, September 30 from 9:30 – 10:30 am. Please watch for a note from us with the zoom link. If you can’t make the zoom call, we will post a recording of it along with the latest paving information and timetable to the IRA website, http://invernessridge.info/ . We hope that you can attend the zoom meeting or review the recording. We want to highlight the days where we know that DVD will be blocked:

  • October 2 and October 3 from 8:00 am – 5:00 pm; October 4 for 1-2 hours (exact time tbc)

  •  October 16 from 8:00 am – 5:00 pm (the last day of DVD paving)

On these days our only entrance to or exit from Paradise Ranch Estates will be via the Sunnyside-Limantour Road (Fire Road). On these days the gates on this road will be unlocked. Important: Do Not use Laurel as a shortcut. This is private property and permission to use it is reserved strictly for the Fire Department or a life threatening emergency. Before the October 2 start date, it would be very helpful if you could do the following: Alert any service and construction contractors you may have and do not schedule work on the days with DVD closures.

  •  Do not have any contractors bring any heavy trucks or equipment up during the paving project.

  •  Please do not schedule any deliveries (e.g., from Amazon) on days when DVD is closed.

  •  To the extent possible, please schedule shopping, doctor’s appointments, medication renewals around the DVD closures.

  •  Alert any tenants or Airbnb guests

We are alerting Recology, UPS, FedEx, PG&E, Fire Department and Sheriff & #39;s Office of these closures.
